The RIBA Plan of Work Explained
If you’ve spoken to an architect, you’ve probably heard the words ‘RIBA stages’. Here’s what they actually mean — and what happens at each one.
The RIBA Plan of Work is the industry-standard framework that describes the stages of an architectural project from first idea through to completed building. It was developed by the Royal Institute of British Architects and is used by practices across the UK to structure appointments, manage scope, and communicate clearly with clients.
Understanding the stages helps you know what to expect, what decisions you’ll need to make and when, and what you’re paying for at each point.
Stage 0 — Strategic Definition
Before design begins, it’s worth stepping back to make sure the project is the right response to the problem. Stage 0 is about understanding your needs, your site, and your budget in broad terms. For most domestic clients, this happens informally during initial conversations — but it’s an important foundation.
Stage 1 — Preparation and Briefing
This is where the project is properly defined. We work with you to establish a clear brief, review the site, and set the parameters for the design. Any surveys, ground investigations, or feasibility studies typically happen here. By the end of Stage 1, we should have a shared understanding of what we’re designing, why, and what constraints we’re working within.
Stage 2 — Concept Design
The first design stage. We develop initial spatial ideas, test options, and arrive at a preferred concept that responds to your brief and the site. This is where the big decisions are made — how the spaces relate to each other, how the building sits on the plot, how light moves through it. Stage 2 is where the design character of your home is established.
Stage 3 — Spatial Coordination
The concept is developed and coordinated with other consultants — structural engineer, services engineer, and any specialists. The design is tested technically and refined. By the end of Stage 3, the design should be sufficiently developed to submit a planning application. This is typically the stage at which most homeowners first see their project in real detail.
Stage 4 — Technical Design
Once planning is secured, the design is developed to a level of detail sufficient for construction. This means detailed drawings, specifications, and coordination of all technical elements — structure, services, materials, and junctions. Stage 4 packages are used to obtain contractor prices and form the basis of the building contract.
Stage 5 — Manufacturing and Construction
The build. During Stage 5, the architect’s role shifts to contract administration — managing the contractor relationship, certifying payments, reviewing progress on site, and making sure the quality of the finished building matches the quality of the design. This stage is often undervalued by homeowners, but it’s where the design is either protected or compromised.
Stage 6 — Handover
Practical completion — the point at which your home is handed over. The architect certifies that the works are complete, any defects are noted, and the contractor’s obligations under the building contract are concluded. There is typically a defects liability period during which the contractor returns to address any issues that emerge.
Do you need an architect for every stage?
